AUCTIONEERS NOTE:
This amazing 119 acres is located just north of Wien, MO and is 1/2 mile off the east side of Hwy 129 along the south side of Menefee Rd.
The farm features approximately 29 acres currently being planted with more that could be cleaned up. The current farmer has been farming for $150/acre cash rent and would continue to do so if desired. If the buyer would rather it be open to farm they can have possession to farm upon the 10% escrow check being deposited.
The open grassland has been rented out in the past for $500/yearly and hayed.
If hunting is your main goal. a Little TSI work and some native grasses would really make this farm that much better for hunting. This farm offers some nice funnels and just enough timber to catch those cruising whitetails headed to the crops to eat. The trails throughout the timber offer great access and can only make one imagine the Gobblers strutting and gobbling in the secluded pasture ridges above them.
